A little while ago I gave you some tips for selling your home with little kids. This time I’m here to tell you what NOT to do when selling a home. These things might sound silly, but I am being completely honest with you. Most of these I learned the hard way. So take it from me, and DON’T do these three things.

Number 1 – Wait for the right time

Look, it’s never the right time to sell your house. Moving is the worst, right? And you never know if you’re going to make the most money. So, DON’T wait for the “right time” that may never come.

There are a lot of reasons why you might be trying to sell your house. Those things will tell you when the time is right. For example, my husband and I wanted to live closer to family. When exactly is the right time for that? The “right time” was when it made the most sense for our family. Which meant moving at the height of summer, with a newborn baby. But then again, there never is a perfect time to sell your house.

So, when you start wondering when the time might be right, check in with your internal reasons. Don’t start looking around for outside validation, or you might never find the right time to sell.

Number 2 – Show it off as-is

This is such a biggie! Selling a house is hard work. Why? Because you need to make your house look it’s absolute best. Better than the day you bought it. DON’T show your house until you have cleaned it from top to bottom, inside and out.

That means cleaning things you probably never cleaned before. Like inside your washing machine, under your fridge, and the outside of your windows. People will look in the oddest places, because buying a house is a huge commitment. If you leave it dirty, they will think you haven’t taken care of it. Don’t give them any room to doubt or question whether your house is the perfect house for them.

And that means cleaning up the clutter too! Clutter will make a small house seem 10 times smaller. Make sure you have no clutter (picture frames, knick knacks, candles, …anything!) out in plain site.

Number 3 – Keep in touch

It’s going to be a bitter sweet day that you actually sell your house. The important thing is that you don’t look back. What’s past is past and it’s time to move on with your life. When someone else moves into that home, they are going to make it their own. Don’t feel sad that you don’t live there anything. Find a new place to call home. You won’t regret it.
